The current reservation system reserves both Pb courts or 1 tennis court on Jamison East.
A start at suggested topics to consider during Bylaws update:
>Dues: implement an automatic, annual decrease or increase based upon the CPI to cover budgeted operation and maintenance expenses; (Then resort to a one-time, during 1 year special assessment for capital improvements to cover major renovations, such as major renovation or replacement of portions of the underground irrigation system, renovating or converting walking pathways, and when necessary, the removal of ash trees attached by emerald ash borers, .
>Conduct annual HoA meetings and any elections during non-primetime vacation times of year. For example do not conduct the annual meeting and any elections during the summertime. This is intended to allow for an increase in direct homeowner participation and a reduce in the meed to use proxies.
>Term limits that would apply to board members and committee leads (two terms of 2 or 3 years).
> remove the board’s capability to appoint a non-resident to the HoA board. Also, Article V Section I – remove “who need not be a member of the association.”
>All HoA board meetings and board working sessions, committee sessions, and special meetings are announced and open to all homeowners (part of an HoA meeting may be an executive session.). Also ensure that any special meetings of the board are open to all homeowners.
>How about passing along late dues, special assessments, liens, interest, attorney fees, et.al to subsequent owners. How can the association afford to absorb them?
>cleanup to remove outdated practices and policies …
Suggestion: a Bylaws Committee made up of 1 board member, 1 board member backup, and 2 or 4 homeowners who are not board members.
OK, let’s use this forum to suggest changes or new features for the Court Reservation System, understanding that there are limited resources to do this, but not understanding how easy or difficult some requests may be.
Request: to improve court use: The Reservation System is blocking, and need not block, windows of time before each reservation from being reserved. (Reference prior email that demonstrates test results.)
The last bullet states: Ideas and suggestions for additional recreation assets.
Since I consider the HoA walkways an additional recreation asset that is used by more homeowners than any other, I suggest that walkways be added to the list of recreation facilities the Recreation Committee is responsible for
That is, the Rec Comm could similarly monitor HoA walkways for any unsafe conditions, any maintenance needs, identify improvements and make recommendations to the board, as they do for other HoA recreation assets.
Another possible Rec Comm activity? For quite a while there has been a suggestion and plan to consider concrete walkways to reduce maintenance on asphalt paths. I wonder if the Recreation Committee would be interested in comparing life cycle costs of different walkway materials, including asphalt and concrete at least.

Welcome to pickleball, Richard. There is a large pickleball community in WC I. In general, I encourage newbies to take the South Suburban Parks and Rec boot camp to learn the basics – they provide paddles and balls. The HoA provides 2 pickleball nets for use on only the WC I pickleball courts. Also, Game, Set, Match in the Willow Creek Shopping Center will rent out a paddle for 3 days for $5. You can contact me about borrowing a paddle and ball.
The City of Centennial recently adopted their Short-term Rental ordinance. which the City will manage and enforce.
To locate the Short-term Rental Program document on the City website, search for ‘City of Centennial, Short-term Rental Program’.
It begins with
“Beginning January 1, 2022, residential property owners must have a City-issued STR license to be able to short-term rent their properties.”
…and goes on to described requirements in great detail.

A discussion of priorities and one perspective: Based upon safety, the safety factor brings paths to the top of the HoA priority list, in accordance with the HoA priority scheme of safety first. The return on investment factor favors replacement of the HoA irrigation system which will reduce both the cost of water as a result of using less, and reduce the number irrigation system repairs. Both of these expenses caused considerable overrun in the past couple of years. Based upon 12 months use of our HoA paths and 4 months use of our HoA pools, the use factor also supports path renovation first. The pool contractor has recommended pool renovation for a couple of years, so perhaps we need a second opinion on that. Given inadequate reserves to accomplish all 3 projects, paths, irrigation, and pool, in one year, our HoA task is to plan how to fund and make some phased progress. As we know, funding could be a combination of using HoA reserves, saving on HoA operations and maintenance expenses, a one-time assessment, and increasing the monthly HoA assessment to build up HoA reserves. No easy task for this new board, as usual. Best wishes to all, and what are some other views on priorities and approaches?
