The trash rate is based on the annual contract with the service provider. When they raise their rates, the HOA passes that amount on to the homeowners in accordance with the covenants. A little napkin math tells me that they raised their annual service by around $4100 which is why you would see an increase of 77 cents per month.

It definitely a weird system that we are working with Westwind and our legal team to fix. The way Westwind interprets our covenants and Colorado law is that we are still required to have in-person voting in some cases – whether it’s an election, a change to the covenants or an assessment increase. For the assessment increase, a quorum is required to have a vote. If we do not establish a quorum, the quorum requirement is cut in half each time. The quorum is reached by counting the number of attendees in-person plus the number of proxy forms that were submitted. I assume you were told the quorum was not met so the vote would not be held. If you will attend the meeting, you don’t need to fill out a proxy. Westwind asks everyone to fill out a proxy “Just in case” so that if you don’t make the meetings, we can still reach the quorum number. If you mail in a proxy and then attend the meeting in person, your proxy is invalidated and you cast your vote in person.
It’s a wonky system that we never did for many years. I am still at a loss to explain why we have to do it this way.
I believe HBS is still accepting recycled glass. The glass should be cleaned of any biological material (food, drink).
Board meetings are still available on Zoom, however, when we meet in person in the clubhouse we don’t have the video conferencing capabilities to share video and audio clearly. At this time, in-person meetings are rare – but we had one for the January meeting and we will have another for the March meeting in order to vote on the budget and assessment increase. All homeowners are notified by mail and email whenever an in-person meeting is called.
Agreed. I am working with the Westwind CEO and legal to get an agreement. Westwind believes they are required to be the source under CCIOA. We will get a resolution soon.
Hi Brent, sorry for the delay in getting that answer. From the ACC Board liaison: “This is in the Community Guidelines. For Patio homes we allow two signs, one at the house and one in the common area.”
The previous Board agreed, in principle, with the least invasive plan where a smaller road would run from the Dry Creek gate and along the east fence line to provide pickup truck access to the drain pipe. I believe that is called Option 6 in the SEMSWA proosal document. We have it on the agenda to discuss with the new Board in the next meeting.
