We will visit the sites you mentioned and assess the situation.
On the tree planting project: the funds were granted by the City of Centennial and HOA and the committee is working to ensure all the planted trees survive this year. Having said that, there is nothing preventing us from applying for another grant to plant more trees! The application process was complicated and time consuming but we could certainly pull it off with the additional volunteers! Would you be willing to help with this? We could use all the “hands” we can get 🙂 .

Thank you for putting together the ACC guidelines. I have few comments on the structure/ACC rules:
I like how detailed new ACC rules are ( house numbers, gutters, ets), however all the changes to the property are subject to the interpretation of the ACC committee. What is harmonious and compatible to one person may not work for another. How does the ACC and board ensure that the rules are applied equally without any subjectivity? Do we need to require certain composition on the ACC to ensure this? ( how do you do this on a volunteer committee?) For this reason, I think the guidelines need more detail as in : “house numbers should be size x-y in these colors and place in these 5 areas ” – something objective and specific that would provide a better guidance to the homeowner and ensure consistency as the volunteers on the ACC come and go.

Thank you for this attempt at the new guidelines: It seems that there are a lot of rules that are really not being enforced /not enforceable.
1) For example the unleashed pets/dog poop in the green spaces – there are tons of homeowners letting their dogs run around with no penalties. Does the board plan to enforce all rules equally? (I am typing this and there is a giant white dog running around unleashed in the green space behind our house – how does the Board intends on amending this situation?)
2) Signage vehicles – I think this an outdated rule. People have work vehicles but they are not ugly or inappropriate. Seems unreasonable and overreaching.
3) Weeds – ultimately our property is pride and representative of the homeowner. However, we need to make sure the rules are both applicable to homeowners and HOA. We have a huge infestation of thistle in green spaces that despite multiple treatments is still there (results of the failed unmaintained green space experiment by HOA) – will the HOA invest funds to keep the green spaces to the same level they are requiring by the homeowners?
4) Parking – this seems to be a reaction to a few bad apples. These days in the large homes there are several adults and drivers and we can afford more cars. Three or 4 cars is not unsightly in any way. And just like the unleashed dogs, it seems unenforceable. Who is collecting this evidence and reporting? Same thing for “tarped” vehicles. We should be able to cover our cars. A nice car cover is not unsightly.
Generally – lot of rules are based on the Centennial City rules and regulation. Why do we need to replicate the rules if we are already subject to these rules. Thank you!
